Our team of 5 includes Lynn Kloythanomsup, our Principal and a lead designer; Heather Menegat, a senior lead designer; our project designers, Tiffany Kim and Angela Ochoa; and our design assistant, Allegra Muzzillo. One lead designer is assigned to each project (currently either Lynn or Heather) and serves as that project’s creative director and project manager.On projects with a smaller scope, the lead designer may be performing the bulk of production, with other Landed designers... Originally designed by Henrikson & Mahoney and built in 1890, this Victorian-influenced firehouse was converted into a residence in 1963. (Fun fact: Since then, local notable figures including interior designer John Dickerson and former CA Governor Jerry Brown have called this firehouse home. ) While committed to preserving the historic value of the building, our clients were looking to customize the home to fit the needs of their family, which includes two boys. Working with Aleck Wilson Architects, we renovated the entire home, adding two bedrooms and a laundry room in the process. Original details, such as the beadboard in the engine room (now a rec room), fire bell, fire pole, and flag pole remain true to the historic firehouse. What was originally pitched as a fairly modest renovation ended up being a substantial, whole-home remodel—and included a structurally intensive retrofit—of a 4,570 square foot, 1929 beaux-arts style home. The biggest transformation took place on the top floor, which encompasses the expansive family room and a rooftop deck with an outdoor kitchen. Both spaces take full advantage of the spectacular views of the SF Bay and Golden Gate Bridge and are designed for entertaining. Press: Silicon Valley Magazine, March 2018 Built in 1937, this residence was one of the first designed by renowned California architect William Wurster. Working closely with Aleck Wilson Architects to preserve the historic integrity of the home, we reconfigured the kitchen; remodeled four full bathrooms, two powder rooms, and five bedrooms; added a new roof deck; and upgraded infrastructure including new electrical, plumbing, windows, waterproofing, heat & hot water delivery, and a copper roof. We collaborated with Dehn Bloom Design to renovate this expansive residence in San Francisco’s Sea Cliff neighborhood. The homeowners had a vision to transform this new house into a well-crafted Cape Cod-style home with plenty of space for raising three kids and entertaining friends and family. We completely remodeled the exterior and upgraded the finishes throughout the entire interior improving the fit and functionality. With thoughtful design attention and detailed craftsmanship, this freestanding home is a gleaming jewel overlooking the Presidio’s Lobos Creek Valley. Press: Modern Luxury Interior California, Summer/Fall 2016 The main objectives of this whole-home remodel were to restore some of the Edwardian character that had been stripped away during a previous remodel and to open up some of the smaller living spaces. Working in close collaboration with ADL, we removed the walls that separated the kitchen and family room to create a large combination room, then reconfigured the kitchen for better flow in the new layout and installed accordion doors to the new deck for the quintessential indoor-outdoor living experience. Other notable updates include a reconfigured master closet now with distinct his-and-her walk-in closets, a completely renovated master bath, and a new combination laundry/mudroom that we created in the garage. Press: CA Home + Design, Summer 2018 We incorporated green technologies and sustainable building practices into every aspect of this 4-story remodel: FSC-certified lumber, energy-efficient lighting, insulation with 75% recycled content, high-performance windows, and more. Our work earned us 1st Prize in Green Remodeling and the Grand Prize for Overall Excellence from the National Association of the Remodeling Industry (NARI). Working in close collaboration with Feldman Architecture, we updated this 1905 Edwardian home with modern and sustainable features. We excavated the basement to increase the ceiling height, redesigned the back of the home to allow for indoor-outdoor living from the kitchen and family room, and converted the attic space to a home office, complete with a new dormer. Utilizing sustainable materials and features (including a heat-recovery ventilation system; a hydronic radiant-heating system; a rooftop photovoltaic system, along with a Savant home automation system to help monitor the home’s energy capture and usage; and a gray-water collection system), earned this home a LEED-Platinum certification, proving older homes can be green. Which sounds easy enough, but I imagine it goes deeper than, "what’s your favorite color? "... what are your tricks/techniques for getting clients to open up? How do you develop a rapport? JKA: We develop that rapport first by asking a lot of questions and being really good listeners. We create a space that allows them... She and her work, it seems, are everywhere these days. And with good reason–it's fresh, bold, moody, sexy, and best of all, it's hand-painted! What oftentimes registers as wallpaper upon first glance, is the result of the undeniably talented decorative artist. Marble? Check. Woodgrain? Check. Fairy tale mural? Check. Dripping gold? No problem! Inspired by life itself and a wanderlust attitude, Caroline is just getting started. How did you get your start in this highly specialized world of decorative painting? What were some of your earliest projects? Caroline Lizarraga: So I actually went to school for fashion design, but after getting a job in the field, knew I needed something different. I started going to garage sales and fleas markets on the weekend. I would always fall in love with furniture pieces, but I had a different vision for them. My first piece (a two-tiered table) I painted chartreuse, and I handprinted magnolias on it did gold leafing details (I had no idea what I was doing with... Brad Krefman: Pratt Institute graduate, highly successful (& in demand! ) designer, husband, dog dad. All hats he wears with aplomb. We have been enamored with Brad's style since we discovered him a few years ago and are beyond thrilled to be working with him on a Tuscan-inspired remodel in Sonoma. Photography by John Merkl Jeff King: Let's start at the beginning, what inspired you to become a designer? Can you share some information about your background and early influences? Brad Krefman: As a kid, I was always artistic, and my parents enabled me to express that sensibility.  I took drawing and painting classes and tended to prefer craft projects over sports. I remember an art teacher from high school once said I would never make it as a fine artist and that I should pursue a career in design.  But I didn’t end up in design school for my undergraduate—instead, I attended NYU and chose to double major in French and Art History.  While there, I had some industry adjacent job experiences—first at an art gallery, followed by a stint at the Cooper Hewitt National Design Museum, which finally led to an internship with a New York interior design firm.  After I graduated from NYU I ended up in textile sales at Holly Hunt in New York, which gave me my start in... Whew! While we can almost close the door on 2020, we still have the holidays to celebrate. And even though this year has seemed to be never-ending, if you're anything like us, you still have a bit of shopping to do. Luckily our friends have come up with some thoughtful and fun gift ideas! Jars and jars of exotic spices, which the local team will measure and grind for you right on the spot. They even tuck recipe cards into select gift boxes. Chris French of, Chris French Metal, is known for his sophisticated and complicated — and always artistic — metalwork in the Bay Area, which puts him in high demand for the Area’s top architects and designers. What's your educational background? CF: My background is in fine arts.  I went to Arizona State University and graduated with a BFA in Sculpture.  I moved to San Francisco in 1997 as a studio assistant to Bella Feldman, and during my 4-year stint with Bella, I was actively pursuing my own fine art career. And although I was having moderate success, I wasn't satisfied with the process.  Since I had some knowledge of fabrication and an interest in problem-solving, I began making more functional objects for anyone who was willing to pay me. Chris French: So in 1999, I began making functional... Benjamin McGriff, Owner and Principal of his eponymous firm, McGriff Architects, is a Southern soul with a dash of California modern. And his designs are clearly influenced by both regions—traditional yet approachable; contemporary yet classic. We're crushing hard on this relatively under-the-radar gem; read on to discover why he values his early years at a firm well known for their classical design, how he approaches new projects, and how his mother helped shape his love of well-designed homes. Photographer: Christopher Stark Jeff King: I read that you were born & raised in Montgomery, Alabama—how does your Southern upbringing influence your design and approach? Benjamin McGriff: I am a Southern-born designer who very intentionally picked up and moved to California in my early 20's. Without a job, connections, or a place to live, I just packed my car and started driving west. It was as much motivated at the time by my dissatisfaction with the South as it was about wanting to surround myself with California. Now, I cherry-pick the parts of the South I miss and combine them with celebrating California. The homes we design feature generous entry narratives that deliver well-proportioned interiors and foster an easy elegance. We frame the Californian terrain through vignettes, as well as wide-arm embraces that showcase year-round outdoor living. The details and materials are forward-looking and enduring.   Photographer: Christopher Stark JK: How did your time at Andrew Skurman Architects help prepare you to run your own practice? BM: A lot of architecture programs... Stacey Caen and Joseph Lucier: two names synonymous with the San Francisco luxury real estate market. Their boutique residential advisory partnership, CAENLUCIER, was formed in 1999 at Sotheby's International Realty and they have quickly become one of the most recognized real estate duos in the City. CAENLUCIER: We decided a couple of years back to align our business with design professionals and to decrease the volume of our annual transactions. There was an initial pinch point from our previous business model, but the quality of the business we handle now is more rewarding. This strategy has allowed us to develop a clientele base and a professional partner network that are mutually motivated by the quality of life, appreciation of fine homes, and the desire for high-touch, personal service. We are happily working with many design professionals to help their clients find and purchase new homes for large scale, renovation projects. This shift has lead to an elevated level of... His 18-year tenure at GA has provided him a wealth of opportunities to stretch and flex his creative muscles so that even major changes that happen midway through the design process are welcomed rather than feared. Jeff King: I read that you learned the ropes of various construction trades during the summers of your youth in New Jersey and that you were a building contractor before becoming an architect. What initially drew you to building and eventually designing homes? Dennis Budd: In my youth, with both parents working in medicine and before podcasts like "How I Built This," I had an unanswered curiosity about how things were put together.  In that search, I would disassemble my bicycle, craft a large-scale model plane that never flew, build a halfpipe for the skateboarding neighbor kids, and fabricate hockey goals that would sit on our community lake all winter. By high school, I took up landscape jobs that included some residential construction like fences and decks.  Through college I worked summers in our local chapter of the Laborer's International Union mixing mortar, digging trenches, spraying fire-proofing, or any number of low-skill physical support tasks for union construction sites.  By the time I... However, wait we must. In the meantime, let's get to know the philosopher turned architect whose work is an expression of her cultural understanding and historical appreciation. Jeff King: You grew up on the East Coast, studied in Scotland, and got your first architecture job in Hungary before putting down roots in San Francisco. How have those vastly different cultural experiences shaped your viewpoint as an architect? Karen Curtiss: I lived abroad during my formative adult years.  It helped me understand that cultural givens are not always givens.  Cultures differ and ideas differ.  There is a sense of respect for a place that comes from understanding the history and the ability to question when you realize that place reflects culture.  In architecture practice, this means regard for history and innovation can work hand in hand.  Also in everyday terms, our firm has a lot of non-U. S. passport holders. JK: Your educational background, you have a master's in philosophy, is not typical for architects—how do you think your career path has helped develop your firm’s ethos? KC: When people ask where I went to architecture school I answer, "the same place as Frank Lloyd Wright," who became an architect through apprenticeship.... Tineke's work has been featured in countless design publications, she's participated in four San Francisco Decorator Showcases, she's won numerous design awards, and she recently unveiled MUZIEK, a new tile collection that highlights the Art Deco era. Her sophisticated, eclectic style reflects the inspiring marriage of her Danish background with her California lifestyle, which she brings to her clients' homes. How did you get your start in interior design? What influence did your background—growing up in Woodside with Dutch parents—have on your inspiration and style?   I have always been interested in design and took architectural drafting but I did not put these skills to the test until I was fixing up my own apartment... I bought a two-unit building with another family who grew up in the construction industry and I learned a lot about interior remodel and design from them.  Once I completed that project I was completely hooked on design and I started a full-time career as an interior designer. My European modern style was certainly influenced by my Dutch upbringing—it was all around me.  We also spent a lot of time in Indonesia and that influenced my desire to design diverse styles of interiors and of mixing contemporary pieces with antiques. Speaking of your style, how would you describe your personal interior design style? Eclectic. What’s inspiring you lately? Any recent, exciting finds? Most recently I’ve been... We recently chatted with architect Ariel Gessler, principal of his eponymously named studio, about his influences, personal style, and the importance of collaboration. Ari, a Certified Green Building Professional and a LEED-accredited professional, strives to design homes that are built beautifully and responsibly. Before opening his own firm in 2012, Ari gained valuable knowledge and experience at Simpson Design Group and Robert Frear Architects. You’re an accomplished architect with more than twenty years of experience—how did you get your start in architecture? Did you want to be an architect since you were a kid? I've always had an affinity and appreciation for good design. But I feel like I sort of fell into being an architect. For many years, I wanted to be in automotive design. I had stacks of notebooks filled with custom car designs. It was in college that my interests shifted from designing objects that people use, toward creating spaces that people inhabit. Who’s had an influence on your architectural style and philosophy? There are so many skilled architects and artists that I admire. One of my early architectural instructors and advisors - he went by Mr. Z - helped me understand the fundamentals exceptionally well. He always promoted that creativity is the act of looking at one thing, and then seeing something else. It's a reminder to look for what could be, beyond what you think anything currently is. Examples of good design and beauty are all around us, and I seek inspiration from all types... Cynthia Spence, Principal of the San Francisco interior design firm Cynthia Spence Design, began her professional career in the corporate space at prominent entertainment and technology companies, focusing on relationship marketing and project management. And it’s this experience that gives her an edge to running her successful design firm. Cynthia’s tailored spaces are well edited, helping her clients achieve a sense of calm in the ever-noisy world in which we live. We had the pleasure of chatting with Cynthia to find out what sets her apart from other designers, what her dream project is, and how she came up with her great logo! Before we start talking design, there's something I read recently and I've wondered about it... I know you're a native Californian, but for some reason, you’re often mistaken for a New Yorker—why do you think that is? I think it has to do with my style: the short hair and inclination to wear fashion in solid colors (mostly black) with architectural lines. I have also done a lot of business in NY and I think that has informed my business style, delivery, and carriage. Speaking of business, I know you started your career in marketing, within the entertainment & technology field. How do you think that's helped your design career? Did having that marketing experience make it easier to know how to define CSD? My positions in marketing have always had a creative aspect to them; building the strategy behind a brand and the mark to best... Last week’s Tender Bender Block Party was a lot of fun and a great success! A huge thank you to everyone who came out to help us celebrate the local businesses in the Tenderloin: we sold over 400 tickets to the party—which means we’re donating over $4,000 to our neighbor, the Larkin Street Youth Services! ! We’re super excited to share our latest San Francisco whole-home remodeling project, a collaboration with designer Tineke Triggs of Artistic Designs for Living (ADL)! Our clients, a family of five, desired to bring back some of the character and personality that had been stripped away from their Edwardian home during a previous remodel as well as open up some of the smaller public spaces. While we actually took away square footage, the home now feels larger and more spacious and is bursting with personality. Removed Walls for Better Flow One of the most dramatic changes to the home’s interior is on the main level, between the kitchen and family room. We took out the walls dividing these two rooms to create one large, family-friendly combination room. At the same time, we reconfigured the kitchen for better flow in the new layout and added a built-in U-shaped bench seat (with additional storage underneath! ) to more clearly define the breakfast nook area. Completing this space is the easy access to the deck from the family room via the LaCantina accordion doors that allow for the quintessential indoor/outdoor living experience. The new deck has an aesthetic that mirrors the interior for a seamless continuation of space and we added a gas fire pit and heat lamps so the family can enjoy this space even on those chilly summer San Francisco nights. Reconfigured Doorways for More Breathing Room Also on the main level is the dining room, which now appears larger than before... Thanks to everyone who came out to hear Jennifer Tulley and Jeff King speak at their sold out "Resimercial Design" talk as part of the 2018 SF Design Week. We had a great time showing attendees our project in person and enjoyed the lively Q&A session that followed. We would also like to thank the folks at Editors at Large for identifying us as one of the top three talks not to miss and to Architectural Digest for giving our talk a shout out in their recap of the Week. Our award-winning ultimate roof deck project that was completed more than three years ago was recently given new press—in the form of a case study! To refresh your memory, this is a multi-level, 1,200 square foot roof deck. What makes it “ultimate? ” For starters, it has a gourmet, stainless steel kitchen by Viking; a dining area with a full-size, 8-person dining table; a lounge area situated around a hard-piped Bento Paloform fire pit; and an upper terrace (nicknamed "the crow’s nest") that overlooks the Marina. Throughout the deck’s porcelain-tile flooring we installed four walkable skylights from Glazing Vision. Glazing Vision, a UK-based manufacturer of skylights, saw our project on our Instagram page and contacted us for more information. They were so impressed with the project, including the scope and all of the technical details, that they decided to write a case study to showcase how their US customers have used their walkable skylights. What was originally pitched to Jeff as a fairly modest remodel ended up being a substantial, whole-home remodel of a 4,300 square foot, 1929 beaux-arts style home. A project of this size requires excellent collaboration—thankfully, our project team, made up of designer, Jessica Nakamoto (Ineffable Interiors); design architect, Keith Anding; and architect of record, Francis Gough, embodied the very definition of teamwork! Good Bones Provide the Perfect Starting Point While the home had great bones and beautiful features (such as the circular staircase with wrought-iron balustrade and the kitchen layout with two sink stations, one at each end) there were numerous updates, such as replacing faux finishes and stone surfaces with Calacatta marble and removing an out-of-place Southwestern style kiva fireplace that was in the family room. But what really turned this into a whole-home remodel was the major retrofit that was structurally intensive and required that we substantially open up the entire home. The seismic and structural changes included an addition of three steel moment frames in the basement. A Family Room Built for Entertaining The top floor of the home underwent the biggest transformation—this space is devoted to the expansive family room and a rooftop deck. In the family room, we removed the aforementioned kiva fireplace and installed a wet bar along the back wall. The 12-foot wide bar features two wine refrigerators, a beverage refrigerator, and an ice maker (all from Sub Zero) below the counter. Above the counter, the mirrored wall is outfitted with backlit floating... David Armour, Principal of David Armour Architecture, honed his skills while working with notable San Francisco architecture firms Gast Architects and Walker & Moody Architects before beginning his solo career and eventually starting DAA in 2014. DAA is a boutique architecture firm that specializes in custom residential projects in the San Francisco Bay Area. They are known for their unique ability to transform classic architecture aesthetics to meet today’s contemporary needs. We recently had a chat with David to learn more about what led him to pursue a career in architecture, what and who inspires his work, and how he unwinds when away from the office. Clearly, you’re an accomplished architect, what inspired you to pursue this as a career? I grew up in a town in New England surrounded by colonial-era buildings. Looking back, I remember being drawn to the historic homes and churches I saw, so much so that I chose to do a survey of saltbox style homes for a fifth-grade project on our town’s history. In high school, I took drafting as an elective, which taught me the foundational aspect of architectural drawing. Once in college, I first decided to major in historic preservation but broadened that to architecture during my first year. Today, my professional career reflects all of these points along my path. That may help explain why classical architecture features so strongly in your designs. What do you find interesting about it? I enjoy the rigor of classical design principles. Generally, I look... This weekend is chock full of design-related events and we want to help spread the news! First up is the 4th annual San Francisco edition of the stARTup Art Fair. This immersive, contemporary art experience showcases artwork by a diverse group of independent artists, local art nonprofits, artist performances, installations and panel discussions. The 3-day Fair kicks off Friday, April 27 and runs through Sunday, April 29, at the Hotel Del Sol. Check out the stARTup website to purchase tickets and for more information, including a list of participating artists and scheduled talks and performances. The 41st Annual San Francisco Decorator Showcase is also opening this weekend. The Showcase features the works of the region’s top interior and landscape designers and is widely considered to be the West Coast’s premier design event. All of the proceeds from the month-long event go directly to support the San Francisco University High School Financial Aid Program. The Showcase has raised nearly $16 million to date, allowing hundreds of students access to a world-class college prep education. This year’s home is at 465 Marina Boulevard and marks the first time a Showcase home has been in the historic Marina District. Directly across the street from the Marina Green and the San Francisco Bay, the home features six bedrooms, 4. 5 baths, a sunken living room, formal dining room, gourmet kitchen, guest suite and more. The front of the home has large picture windows that capture the stunning views of the Bay, Golden Gate Bridge,... Thanks for helping us celebrate our new office space! (This is the Sewell’s second venture with Jessica, who also assisted them with their Atherton home. ) From the moment Cynthia laid eyes on the Pacific Heights home, she had a vision of the potential that lay in wait and says that throughout the project, she had a “lot of fun working on creating and executing my vision for this house. ” The scope of the project evolved from the time we were initially brought on, as the clients realized there was more they wanted to do in order to make it the home of their dreams. In this post, we’re giving you a look at what’s commonly found behind the walls of our San Francisco remodels before the drywall and finishes are installed. We’ll take a look at the heating, electrical, and plumbing systems that, although hidden behind the drywall, are the workhorses of the home! (Don’t miss our first two posts in the series: The Planning Stage and Tips for Hiring a Contractor. ) Rough electrical and plumbing for a guest bathroom Once the rough framing (including the floors, walls, and roof systems) of the home is complete, we have what is known as the shell or skeleton of the home. A protective barrier, or house wrap, is applied to the exterior to prevent water from infiltrating the shell while allowing moisture to escape which reduces the likelihood of rot and mold. And now the house is ready for the mechanical, electrical, and plumbing (MEP) contractors to work their magic! Let’s dive in and take a look. Mechanical Rough-in HVAC installation in full gear with new ducting Ductwork for the heating, ventilation, and air conditioning (HVAC) system is usually installed before plumbing supply and electrical work begins because it’s a lot easier to run wires around ductwork and pipes than the other way around. As we noted in this post, an effective ventilation system serves two main purposes: to improve air quality and to decrease humidity. Therefore, it makes sense that kitchens and bathrooms are the two rooms... Mark Your Calendar The 2018 stARTup season... We recently had the pleasure of working with one of our previous clients, this time for his boutique private-equity firm. We partnered with Jennifer Tulley of Jennifer Tulley Architects to transform an industrial loft-like space into a modern, professional San Francisco office. We were careful to maintain some of the open, rough, industrial qualities that our client was initially drawn to, while simultaneously creating private spaces within the office. Jennifer maximized the openness of the high ceilings with the large windows by utilizing glass walls and doors throughout the space which allows the entire office to receive natural light. For the conference room, she cleverly designed a sliding whiteboard wall that does double duty by sliding over the glass wall to create privacy when needed. To top it off, she infused the space with bright pops of color and selected custom artwork for the walls. And seeing that the FOG Design+Art Fair is one of his favorite local design events, it’s no surprise that we were once again proud FOG Forum members, which benefits the SFMOMA’s Department of Architecture and Design. The fifth annual edition of FOG took place January 11-14, 2018, at Fort Mason Center and brought together 45 leading international design and visual art galleries to showcase their highly curated selection of prominent 20th-century and contemporary art. The Fair also included several scheduled talks from art and design luminaries and leaders in the art and culture arena. FOG Fair favorite and event planner extraordinaire, Stanlee Gatti, wowed guests with his POP21 Homeplate exhibition featuring the beautiful handmade works of local artists Linda Fahey (Yonder), Mary Mar Keenan (MM Clay), Malinda Reich (Malinda Reich Studio Ceramics), along with a few other out-of-town ceramicists. Jeff had a great time exploring all of the artists’ booths with Karen Curtiss of Red Dot Studio during the Preview Gala. Award-Winning Contemporary Remodel Back Façade: In this collaboration with Malcolm Davis Architecture, we sought to improve circulation and access to the outdoors, and bring in natural light to the entire home. We relocated the main staircase and added ridge skylights which allows light to filter down to all four levels of the home. We utilized green technologies and building practices for this San Francisco whole-home remodel, which included among other things: high-performance, energy-efficient windows; FSC-certified lumber; energy-efficient lighting; and insulation composed of 75% recycled materials. This careful attention to detail garnered us the National Association of the Remodeling Industry (NARI) 1st Prize in Green Remodeling and the Grand Prize for Overall Excellence. Contemporary Whole-Home Remodel & Addition Back Façade: Kitchen: Dining Room: Master Bedroom: We added 11 feet to the rear of this home, which allowed us to add a family room and breakfast nook downstairs and convert one of the four upstairs bedrooms into a master suite with a deck and roof garden. We know we outdid ourselves when Better Homes & Gardens comes knocking for a six-page spread in the special interest publication Before & After Kitchens and Baths. They describe our recent kitchen remodel as "modern glam" with a reworked floor plan resulting in "high style and better flow without having to remove walls. " As the article continues, "Many remodeling projects take as truth that more is better. But a thoughtful design solution that doesn't upend every square inch can yield enviable results. Take this original kitchen: it functioned just fine, but it was closed-off, dark, and lacked extra elbowroom for storage. The couple initially thought about making significant structural updates, but Nancy Madynski at Jeff King & Company and Sarah Reeves at Sazen Design instead focused on minimal moves that complemented and preserved the original architectural elements and proportions, making the space feel twice as big without moving walls. The Best of Interior Design: San Francisco Edition When it comes to interior design, San Francisco is known for the defining work of mainstay firms like ScavulloDesign. Back in 2012 we talked with Barbara Scavullo herself about design inspiration, client experience and current trends; and now her team has a big announcement. ScavulloDesign is going through an exciting evolution as Barbara hangs her hat and two talented leaders step up to take her place: Janine Aurichio as Chief Operating Director and Marysia Rybock as Chief Creative Director. Both Marysia and I have been working with her for a number of years and have always connected with what she was doing, so we were hopeful about this possibility. In your eyes, what has ScavulloDesign traditionally stood for? What will you carry on from Barbara Scavullo’s original vision? Marysia Rybock: Barbara is incredibly gracious and stays very well connected. When she was designing, she was a great editor, really challenging the designs so they were unique for the client and not what everyone else was... Our work tends to focus on whole house remodels, but we occasionally take on a few smaller projects as our schedule allows. And with that, we’d like to share this small-but-mighty transformation of a San Francisco marina-style home that we recently completed. Our clients, a family of four, were quickly outgrowing their two-bedroom home, so the parents decided to take over the dark, unused basement as a private master suite. Our Director of Special Projects, Nancy Madynski, helped these homeowners create a highly functional living space that includes a master bedroom suite and an entertainment room with access to the backyard. Artist Ray Beldner (Jeff’s past art studio mate) and former gallery owner Steve Zavattero founded this pop up exhibition space three years ago and have already expanded it to Los Angeles and Chicago. This new marketplace gives the power back to the artists to present and sell their work on their own terms and take home 100% of all sales proceeds. “In the last ten years, art fairs have become THE place where business is done,” explains founder Ray Beldner. “If you’re an artist without gallery representation, it’s like wanting to go to the prom but you don’t have a date. In 2016 we participated in Canstruction (our team raised $3,174 for the SF-Marin Food Bank! ) and ran two of our own holiday campaigns: a Thanksgiving food drive to benefit the SF-Marin Food Bank and a December toy drive to benefit the SF Firefighters Toy Program. The Food Bank is Jeff's favorite charity organization and is responsible for 100,000 meals (60% of which is produce) per day. The SF Firefighters Toy Program, the nation’s oldest program of its kind, is also high on our list. Dependent solely on donations, the Toy Program helps individual families, as well as community organizations, shelters for women & children, inner-city schools, children’s cancer centers and pediatric AIDS units. Q&A with Heather Hilliard, Bay Area Interior Designer Jeff King: Did you always want to be an interior designer or do you remember a specific “aha moment” when you knew this was the creative profession for you? Heather Hilliard: I majored in Art History in college. My first job was working at The Philadelphia Museum of Art, the third largest museum and art collection in the country. I toured many art collectors' homes and always noticed that the houses were very pulled together and beautifully designed. I took an interest in researching architects, designers, periods and styles from the past and present. Going back to school for a Master's degree in interior architecture and design was the next step. Studies in art history combined with design and architecture made me perfectly suited to a career change to interior design. What is... We are proud to announce our ultimate roof deck remodel (which made us a 2016 NARI Contractor of the Year National Winner) took home a 2016 Remodeling Design Award! This is a prestigious award by the leading industry publication, Remodeling Magazine, showcasing America's best remodeling projects according to a distinguished panel of judges. Our award was featured in the magazine's September issue: Atop a Spanish Mission-style historic home, this multi-level, 1,200 square-foot deck provides plenty of options for entertaining. The lower tier contains an outdoor kitchen that features durable, stainless steel appliances and cabinetry. Next to this kitchen sits a large dining table for more formal get-togethers. Just steps away, another tier houses a fire pit and small bar. The uppermost level, the crow's nest, allows the homeowners and their guests to take in the spectacular marina views. The deck surface features a durable chip-, fade-, and crack-resistant porcelain tile that is also fireproof. The team at Ohashi Design Studio upgraded to walkable skylights, which allow natural light to pass through to the rooms below. Glass and stainless steel railings complement the ipe stair treads. Jeff King & Co. created a level deck from the formerly sloped roof by installing a pedestal system that reaches up to 24 inches. The team split the deck into four quadrants to ensure proper drainage and installed a high-tech waterproofing system, designed with the help of a team of experts, to protect the living space below. Raising Four Kids in a Cole Valley Arts & Crafts Home When we came on the scene of this San Francisco home remodel, the couple wanted to make their arts and crafts home more family-friendly for four growing kids. Most importantly, they wanted a larger family room and all the kids’ bedrooms on the same floor as the master suite. We worked with Bill Hansell of Hansell Design and Gretchen Murdock of MODtage design to transform all three stories with ample space for this family to eat, play and enjoy the beautiful city view together. Family First: A Unique San Francisco Home Remodel With panoramic windows and custom folding doors opening right onto the back deck, this dining room brings the outdoors in. MODtage design worked with the homeowners to create a six foot dining table that expands to ten feet for large family gatherings. "These homeowners are all about family," reflects Gretchen Murdock of MODtage design. "They are truly loving and enjoy each others company. A Family Kitchen Remodel: San Francisco Flavor with Modern Lines When we came on the scene at this Presidio Heights residence, the homeowners were looking to bring more openness and functionality to their kitchen, living room and dining room. They wanted a comfortable kitchen setting and spacious living area for enjoying family time as well as entertaining, all while creating a central work area. Without moving a single wall, we were able to rearrange the entire back of the house to make it feel twice as big. Expert designer Sarah Reeves of Sazen Design collaborated on creative solutions to completely change how the homeowners use the space, turning a cramped layout into a friendly hub for this family of four (and their two pups). BEFORE AFTER Before the remodel, navigating the narrow kitchen space meant walking right into an oversized bank of cabinets that seemed to cut off the room. Aleck was born and raised in San Francisco and is a third generation architect, giving him a a special edge in our unique market. We sat down to talk about urban architecture, educating clients about the remodel process and how to create timeless designs - read the Q&A below! As a San Francisco architect, how do you offer contemporary and functional designs for the modern family, while still keeping them timeless? Timeless design begins spatially, not materially. That is to say we work to attain a plan and section to create the foundation for the design. When interesting materials support the architectural space, they will support the visual intention and have a greater opportunity to remain timeless. It’s important to choose materials that will last physically and aesthetically, however if the space is not right, the materials will never remain timeless. What are your favorite materials to use these days? I have always enjoyed using natural materials in a direct context. For example, using concrete to express structure and plasticity. Or clear and lightly stained wood to allow the grain and natural colors to remain visible. They tend to age better that way. I have enjoyed working with Concreteworks for a number of years, and am finding clients more... Our newest completed project, in collaboration with Dehn Bloom Design, is a large home remodel in San Francisco’s Sea Cliff neighborhood. The homeowners saw potential to transform this new spec house into a well-crafted classical Cape Cod style design, calling on the inspiration and attention of a professional design team for support. We worked closely with the Dehn Bloom team to achieve all of the homeowners’ desires and bring the home up to a high standard of design, craftsmanship and longevity. The “facelift” turned this basic spec house into a classical, highly designed and functional home in line with the clients’ vision. The home offers plenty of room for the clients’ three kids to stretch out and the parents can enjoy functional entertaining spaces overlooking San Francisco’s Presidio. To start, we consulted with John Goldman of Goldman Architects to create architectural plans for the exterior. We tore off the exterior all the way to sheathing, redid all siding and trim, and replaced the stucco with stained cedar shingles. The facade is now transformed into a traditional Cape Cod style home. After re-trimming the doors, we added this brick detail for more architectural design depth. The team at Dehn Bloom Design knocked it out of the park with a contemporary nautical theme and thoughtful decorative details. They completely transformed the interior style to bring the home up to a crisp, modern style in keeping with the clients’ vision. We reconfigured the kitchen to be more functional and contemporary. The original island... To close out the year, here are our favorite highlights from 2015! Thanks to our clients, collaborators and community for another year of success. Best Projects of the Year When it comes to outdoor entertaining, you can't get much better than this deluxe roof top deck and fire pit lounge designed by Ohashi Design. The same project includes this brand new master bathroom with a curbless shower, calacatta marble floors and custom floor-to-ceiling walnut cabinets. This family of four has a new outdoor kitchen, top story addition, central kitchen and bright yellow mudroom thanks to our colorful whole house remodel designed together with The Architect's Office. It's not very often a city shower can overlook a tree canopy, so we took advantage of this unique location for a creative master bathroom collaboration with Building Lab. In the commercial sector, we had a great time collaborating with Boor Bridges Architecture for the flagship storefront of Credo Beauty (as seen in the SF Chronicle! ). Best Architect & Designer Highlights Together with William Duff Architects and Mosswood Engineering, we raised $3,174 for the SF Marin Food Bank! Thanks to everyone who came out to our Canstruction fundraiser and we hope to see you at the grand opening next February. " The story reads: "This former garden shed is proof that limited space doesn’t have to mean limited ideas when it comes to architectural design. ‘Small spaces don’t feel small if there are lots of windows, and the ceilings are reasonably high,’ says Jeff King of Jeff King & Company in San Francisco. Remodeled as an art studio, this shed is clad in wire trellis material to really make the greenery sing. " Intelligent building is more than serving your lifestyle needs right now: it is also anticipating how you will use the space in 10, 20, or 30 years. Many clients ask us to accommodate their changing health issues in a remodel project: “My mobility is getting difficult” or “my eyesight is getting worse” are common motivations. One retired couple even put it lightheartedly, “We want to go out of this house toes up! ” While these homeowners may not be familiar with the recently coined term “aging in place,” that’s exactly what they’re asking for. Aging in place (an aspect of universal design) is defined by the Center for Disease Control as the ability to live in one’s own home and community safely, independently, and comfortably, regardless of age, income, or ability level. The good news? A design that promotes good ergonomics and comfort will cover most of the recommended features for aging in place. With a few thoughtful details, your home remodel can be accessible, functional, and comfortable enough to enjoy well into your golden years. Colorful Home Remodel by Contractors in the Bay Area When this family of four moved from San Diego to San Carlos, they bought a single story 1,450 square foot home with the intention of remodeling. The end result is a two-story home, with 2,570 square feet of living space that includes a high-functioning central kitchen for cooking, entertaining and family time that blurs the line between indoor-outdoor experiences. “The best part about this project is the enthusiasm of the homeowners,” Jeff shares. “Contractors in the Bay Area are used to design-savvy clients, and this family went above and beyond. They were intimately involved in the design process and had a strong vision for their home, especially the bright colors. They even kept a weekly blog about the process. ” (Read it here! ) A Central Kitchen with Breakfast Nook We teamed up with Steve Swearengen (The Architect's Office) to design this Bay Area remodel centered around a bright, open kitchen. Once a dimly lit room on the other side of the house, the kitchen—which includes a sunny breakfast nook and overlooks the backyard—is now the hub of the home. “We are thrilled with the spaces we have created," the homeowners told us. "The kitchen and breakfast nook are the epicenter of the house, we spend lots of family time there. ” Note: A microwave drawer is set below the countertop for convenient accessibility by both parents and kids. Jeff's Take on a San Francisco Master Bath Remodel Our new collaboration with building Lab is featured on California Home & Design! Jeff talks about the builder's role in residential remodel projects: “Each project is unique and we do things as builders that the design team doesn’t. The builder has a very strong role in the comfort of a home, its durability, its feasibility and its constructibility. By understanding the needs of the client and how the client will use the home, we can help them manage their budget. ” California Home & Design honed in on this project's shower stall tiles, which gave our craftsmen a chance to show their expertise. As Jeff puts it: “The architect assumed we wouldn’t be able to do anything but a butt joint in the window sill where the tiles wrapped and I said, no, I’m pretty sure we can mitre that. " He goes on to explain: "I have clients who say, but you haven't done traditional architecture, and I always counter with the point that it’s a lot easier to hide things under the molding. With zero molding finishes, you have to align everything just so. It can be really complicated. " When describing this bathroom's creative low-view windows, Jeff shares one of the golden rules of bathroom remodeling: “Good lighting is really important in a bathroom. Bathroom Design: San Francisco Home with Spanish Influence This master bath is completely private thanks to the water closet that was carved out of one side. The floors are Calacatta marble and all lights use green-friendly LED bulbs. Frosted glass windows keep it private from the roof deck just outside. “This bathroom has many unique subtleties. Everything was made taller and higher to match the tall family,” reflects project architect Kelly Manning of ODS Architecture. “The square recessed pattern bronze metallic tile helped thematically bridge the design from the old Spanish Mission-style home to the new third story master suite and roof deck. ” Built-In Storage & Hidden Ventilation Fan When it comes to bathroom design, San Francisco homeowners are always looking for more space. In this case we replaced an unused bathtub with full height walnut cabinets to store all bathroom and deck supplies. The bath vent is even concealed in the top panel. Fun fact: this curbless shower has controls near the entry so one never gets hit with cold water. Floor-to-Ceiling Cabinets for the Guest Bath These homeowners don’t have to worry about sharing their master bath while entertaining upstairs: this water closet is just as stunning. When is the time to be sparkly and loud versus clean and modern? Gary Hutton: That question assumes that these things are mutually exclusive! I don’t feel that way at all. We are proud to share our newest collaboration with Building Lab! This Marina district master bath is the perfect example of finding design potential in the smallest of spaces - view or no view. A Treetop Bathroom Remodel in the Bay Area Every pain point of a city remodel came into play for this en-suite bath: needing more space, privacy, natural light and functionality. The top floor is split between an entertaining space overlooking Golden Gate Bridge, Ghirardelli Square and Alcatraz while the master suite hides in a tree canopy. The biggest challenge was creating two distinct spaces - one public and one private - with function and spaciousness in their own right. Lead designer Stephen Shoup explains his approach to the master bathroom: “Making a room feel bigger is challenging when you have no view. We saw this project as nesting a master bath into the trees: playing with the light of being in the foliage and creating an indoor/outdoor shower experience. ” Switching around the floor plan and expanding the living space into an unused deck provided part of the solution. Still the master bath addition (now occupying the old deck space) had no view to speak of. This threatened to make a 90 square foot bathroom feel claustrophobic, especially for two people. The answer? Windows, skylights and translucent glass cleverly placed for a feeling of being nestled in the trees. An over-sized picture window takes advantage of a shower wall concealed by trees, while low-view windows splash... How can a group of builders help feed the hungry people of our community? A canned food construction contest, of course! This year, we’re proud to join forces with William Duff Architects and Mosswood Engineering for our first Canstruction fundraiser. Our team will design and build a 10x10 foot sculpture entirely from canned food with the theme “AmeriCAN Grown. ” After all eleven teams are judged, the public is invited to the awards ceremony on September 14th at One Market. Award categories range from Structural Ingenuity and Best Interpretation of Theme to Best Use of Labels and Best Meal. After the public exhibition, all food cans and fundraising dollars will be donated to the Marin-San Francisco Food Bank. Lauren Geremia: After college I moved to SF and went right into assisting a designer. Soon I was making selections and bringing in friends for fabrication and furniture making.
